Why I'm Going Back to Upsizers (You Asked, So Here's the Real Story)

A few months ago, I made a shift in my business. If you've followed me for a while, you probably noticed — I started talking a lot more about downsizing, about helping people simplify, let go, and move into the next chapter of life.

Here's the truth: that shift wasn't a marketing decision. It was personal.

My parents were downsizing, and I was right there with them, sorting through 50+ years of memories, figuring out what to keep, what to let go of, what a smaller home even looks like after decades in a big one. It was emotional. It was logistical. It was a lot. And going through it with them, not just for a client, changed how I understood that whole side of a move.

So I leaned into it. I started working with more downsizing clients, and I'm genuinely grateful for that season,  it taught me things about this business I couldn't have learned any other way.

But here's what I kept coming back to: for over 30 years, the people I've helped the most, and honestly, love working with the most, are the busy professionals and growing families who are upsizing. The ones outgrowing their space. The ones with a nursery where the office used to be, a kitchen table buried in paperwork, a family that's simply grown bigger than the walls around them.

And a lot of you noticed the shift too. I've had clients, past clients, and even friends ask, "Wait, aren't you the downsizing  person? What happened to the Systems Approach?"

So, here's my answer: I'm coming home to what I do best.

I'm refocusing on helping busy Calgary professionals upsize into a home that actually supports their life — using my Strategic Transition Method, the process I built over three decades of doing exactly this.

And honestly? My time with my parents' downsize made me better at this, not just okay at something else. It gave me a deeper appreciation for how emotional a home transition is at any stage of life, and how much a clear, structured process matters when everything else feels like a lot. That's something I now bring into every upsizing move I guide, with even more care than before.

If you're outgrowing your space, whether that's a growing family, a home office that's taken over the dining table, or just a life that's expanded past what your current home can hold, this is exactly where I want to help.

You are maintaining more than you’re enjoying. It might be time for a change.

If your house were a travel companion, it would be the one who brings three suitcases for a weekend away — and then looks surprised when you ask who’s carrying them.

Nothing is “wrong,” exactly.
It’s just… a lot.

A lot of space to heat, cool, clean, fix, insure, organize, explain to family, and quietly worry about. A lot of decisions postponed with the very reasonable promise of later.

Here’s the thing I see over and over again: downsizers don’t feel stuck, they feel busy. Busy keeping everything running. Busy maintaining a life that once fit beautifully and now fits a little snug in the hips.

For family watching from the sidelines, it’s a careful balancing act. You want to help. You don’t want to push. You don’t want to be that person. So everyone tiptoes, hoping clarity will appear on its own.

(It rarely does. Clarity, like laundry, does not sort itself.)

The shift usually isn’t about square footage, money, or even age. It’s about realizing that effort should lead to enjoyment, not endurance.

Sometimes the bravest move isn’t holding on longer.
It’s asking better questions sooner.

It simply means you’ve reached the part of life where comfort, choice, and ease finally deserve a seat at the table.

Things I Would Say NO to as a Downsizer in Calgary

Downsizing isn’t just about moving into something smaller. It’s about making thoughtful, future focused choices that support how you want to live now and in the years ahead.

There are a few things I would gently say no to. I wouldn’t assume I should handle everything myself, and I wouldn’t rush into buying without reviewing condo documents or understanding what I’m truly getting into. I wouldn’t assume that a new build automatically means low maintenance, and I wouldn’t forget to think about future needs like mobility, access, and long-term comfort. I also wouldn’t choose a home just because it’s pretty if it doesn’t make life easier day to day.

I wouldn’t sell before understanding my real buying options, and I wouldn’t downsize without a clear financial transition plan in place. I’d want to know what my next move looks like before making any big decisions. I also wouldn’t choose a condo without considering how it will support me as my needs change over time.

I wouldn’t hesitate to reach out for professional guidance because I’m worried about bothering someone. Questions are part of the process, and support should feel calm, not pressured. I wouldn’t pay for space I don’t need, and I wouldn’t overlook options that might allow me to stay in my current home with the right supports in place.

Most importantly, I wouldn’t feel guilty for wanting an easier life. I wouldn’t wait until my home feels overwhelming before making a plan, and I wouldn’t put my own needs last. Familiar can feel safe, but it isn’t always what serves us best in the long run.

Downsizing doesn’t have to be rushed, stressful, or lonely. With the right approach, it can feel clear, thoughtful, and even empowering.

Calgary Downsizers 2026 Market Outlook

Most people in Calgary have no idea what’s about to happen for Downsizers in 2026 in this market. So let me break it down for you. Here’s what I’m expecting to see this year.

And this one’s kind of big.

Apartment condos and row homes have already adjusted. That matters because apartment prices are down roughly 7% year over year, and row homes are down about 5%, based on recent Calgary Real Estate Board data. At the same time, inventory has climbed into what I’d clearly call buyer-friendly territory.

For Downsizers, that translates into more choice.

It also means more negotiating power and less pressure to rush on the buy side. And this is where the decision-making starts to shift. We’ve moved out of a seller-controlled environment, especially in the attached market. Months of supply for apartment condos is now just over 4.5 months, which quietly pushes that segment over the line into balanced-to-buyer conditions.

What that really means is this:
Downsizers can plan better.
They can sell smarter.
And they can buy without panic.

That’s a big change from the last few years.

Most people won’t be ready for this shift. But the ones who are will have the biggest advantage.

Here’s the other piece many homeowners aren’t factoring in yet.

Larger detached homes are taking longer to sell, even in neighbourhoods where homes used to move very quickly. The data shows that inventory is rising faster in the detached market, particularly outside the inner city and core communities. Buyers now have more choice, and that puts pressure back on sellers to be prepared.

Best foot forward matters again.

Pricing strategy matters again.
Presentation matters again.
And timing matters again.

For Downsizers who understand how these two segments are moving differently, 2026 isn’t something to fear — it’s something to use strategically.

What Dropping Interest Rates Really Mean for Downsizers?

When you hear “rates are dropping,” it’s easy to think — great news! But if you’re planning to downsize, the full story deserves a closer look.

As someone who helps homeowners move through this stage with strategy and calm, I often remind my clients: a rate drop isn’t automatically good or bad — it depends on how you move with it.

1. The Upside: Easier Sales and More Demand

When interest rates fall, more buyers enter the market.
That can mean your current home sells faster — sometimes even with multiple offers.
If your property is in a desirable area or beautifully maintained, this can work strongly in your favour.
You may be able to sell for a higher price, giving you more flexibility as you transition to your next home.

2. The Downside: You’re Also a Buyer

Here’s the part many downsizers forget: while your big home may sell quickly, the smaller home, villa, or condo you want to move into will also see more competition.
When rates drop, buyers flood every price point — not just the luxury market.
That means those perfect lock-and-leave condos or single-level homes can become harder (and more expensive) to secure.

So while you may win on your sale, you might give some of that advantage back on your purchase.

3. The Strategy: Timing, Not Panic

If you’ve built strong equity and your next move is clear, a small window before the market heats up can be ideal.
Listing slightly ahead of the crowd or working with bridge financing options can give you breathing room.
This is where planning with intention — not reacting to headlines — makes all the difference.

Your timing should match your life and comfort, not the news cycle.

4. The Bottom Line: Clarity Over Chaos

Downsizing is a big decision — part financial, part emotional, part practical.
Interest rates are just one piece of the puzzle.
My role is to help you see how they fit into your full plan — your lifestyle goals, your tax position, and your peace of mind.

So, yes — celebrate when rates drop. But don’t let excitement rush your strategy.
Because for downsizers, the smartest move is always the well-planned one.

💬 Thinking about downsizing this year?
Let’s look at how today’s market and rates align with your goals — so your next move feels calm, confident, and right on time.

A Lesson from My Dad That Changed Everything

As the anniversary of my dad’s passing approaches, I’ve found myself reflecting more than usual.

It honestly feels like just yesterday I was helping my mom transition into assisted living. That experience—equal parts emotional and logistical—brought up memories of a lesson my dad taught me that still shapes how I live and work today.

Things like moving can feel massively overwhelming. Whether it’s a full house or just a room of memories, it’s never just about the boxes. It’s about the stories they hold, the emotions they stir, and the decisions we’re often not ready to make.

But here’s what my dad taught me: with the right mindset, anything is possible.

My dad had this incredible “no limits” way of approaching life. He didn’t see age or obstacles as reasons to hold back—he saw them as chances to rise. He taught me how to drive a truck, back up a trailer, use my mirrors, drive a cat, and even to read airplane instruments.

That mindset has guided me in everything from downsizing projects with clients to personal transitions, like helping my mom settle into her new space.

I know many of you are navigating similar journeys—supporting aging parents, facing your own moves, or just wrestling with change. I see you. And I want you to know: it doesn’t have to be chaotic. It can be thoughtful, peaceful—even empowering—with the right support and a clear system.

If you're feeling overwhelmed, remember this: you don’t have to do it all at once, and you don’t have to do it alone. My Systems Approach Method was built exactly for this—born from real-life experience, shaped by the wisdom of people like my dad.

Here’s to honouring the past, supporting the present, and making space for what’s next. 💙

Why Less Truly Is More:

Confessions of a Recovering Clutter Bug 🧹✨

Can I make a confession?

I’ve always been a bit of a keeper. A stacker. A “just-in-case” kind of gal.

Okay, maybe more than a bit. 😂

Growing up, I lived in a home where nothing was ever thrown out. My mom kept everything—and I mean everything. From old school papers to buttons that “might come in handy someday,” our house was overflowing with stuff. It was clean, mind you, but full.

And for years, I carried that mindset with me.

But lately, I’ve been on a journey to simplify. Not just my home, but my mindset too. Because let’s be honest—the idea that more stuff equals more happiness? It’s a myth. A sneaky one. And I fell for it, like many of us do.

What I've Learned Along the Way

As I started letting go—slowly, intentionally—I realized something powerful: when we clear the clutter, we make room for what really matters.
✨ We make space for connection.
✨ We rediscover joy in the little things.
✨ We breathe a little easier.

It’s not just about organizing or downsizing. It’s about creating a home that reflects the life you want to live—not the one you’re weighed down by.

I won’t lie: it’s a process. I’m still working through it myself. But with each small decision—each item donated or recycled—I’ve noticed a shift. I feel lighter. Calmer. More focused on what truly matters.

This is What I Want for My Clients Too

As someone who helps people transition into smaller spaces and new chapters, this mindset shift isn’t just personal—it’s professional.

Whether you’re downsizing, relocating, or just feeling overwhelmed by “too much,” I want to help you find clarity and calm. Not just by decluttering, but by redefining what “home” means to you.

A home that lifts you up—not one that buries you in bins.
