      <title>You are maintaining more than you’re enjoying. It might be time for a change.</title>

      <description>&lt;p class="block-p" style="text-align: start"&gt;If your house were a travel companion, it would be the one who brings three suitcases for a weekend away — and then looks surprised when you ask who’s carrying them.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;Nothing is “wrong,” exactly.&lt;br&gt;It’s just… a lot.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;A lot of space to heat, cool, clean, fix, insure, organize, explain to family, and quietly worry about. A lot of decisions postponed with the very reasonable promise of &lt;em&gt;later&lt;/em&gt;.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;Here’s the thing I see over and over again: downsizers don’t feel stuck, they feel busy. Busy keeping everything running. Busy maintaining a life that once fit beautifully and now fits a little snug in the hips.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;For family watching from the sidelines, it’s a careful balancing act. You want to help. You don’t want to push. You don’t want to be &lt;em&gt;that&lt;/em&gt; person. So everyone tiptoes, hoping clarity will appear on its own.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;(It rarely does. Clarity, like laundry, does not sort itself.)&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;The shift usually isn’t about square footage, money, or even age. It’s about realizing that effort should lead to enjoyment, not endurance.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;Sometimes the bravest move isn’t holding on longer.&lt;br&gt;It’s asking better questions sooner.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;It simply means you’ve reached the part of life where comfort, choice, and ease finally deserve a seat at the table.&lt;/p&gt;&lt;p class="block-p"&gt;&lt;/p&gt;</description>

It’s about making thoughtful, future focused choices that support how you want to live now and in the years ahead.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;There are a few things I would gently say no to. I wouldn’t assume I should handle everything myself, and I wouldn’t rush into buying without reviewing condo documents or understanding what I’m truly getting into. I wouldn’t assume that a new build automatically means low maintenance, and I wouldn’t forget to think about future needs like mobility, access, and long-term comfort. I also wouldn’t choose a home just because it’s pretty if it doesn’t make life easier day to day.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;I wouldn’t sell before understanding my real buying options, and I wouldn’t downsize without a clear financial transition plan in place. I’d want to know what my next move looks like before making any big decisions. I also wouldn’t choose a condo without considering how it will support me as my needs change over time.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;I wouldn’t hesitate to reach out for professional guidance because I’m worried about bothering someone. Questions are part of the process, and support should feel calm, not pressured. I wouldn’t pay for space I don’t need, and I wouldn’t overlook options that might allow me to stay in my current home with the right supports in place.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;Most importantly, I wouldn’t feel guilty for wanting an easier life. I wouldn’t wait until my home feels overwhelming before making a plan, and I wouldn’t put my own needs last. Familiar can feel safe, but it isn’t always what serves us best in the long run.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;Downsizing doesn’t have to be rushed, stressful, or lonely. With the right approach, it can feel clear, thoughtful, and even empowering.&lt;/p&gt;&lt;p class="block-p"&gt;&lt;/p&gt;</description>

      <description>&lt;p class="block-p"&gt;Most people in Calgary have &lt;strong&gt;no idea what’s about to happen for Downsizers in 2026&lt;/strong&gt; in this market. So let me break it down for you. Here’s what I’m expecting to see this year. &lt;/p&gt;&lt;p class="block-p"&gt;And this one’s kind of big.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;&lt;strong&gt;Apartment condos and row homes have already adjusted.&lt;/strong&gt; That matters because apartment prices are down &lt;strong&gt;roughly 7% year over year&lt;/strong&gt;, and row homes are down &lt;strong&gt;about 5%&lt;/strong&gt;, based on recent &lt;strong&gt;Calgary Real Estate Board&lt;/strong&gt; data. At the same time, inventory has climbed into what I’d clearly call &lt;strong&gt;buyer-friendly territory&lt;/strong&gt;.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;For Downsizers, that translates into &lt;strong&gt;more choice&lt;/strong&gt;.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;It also means &lt;strong&gt;more negotiating power&lt;/strong&gt; and &lt;strong&gt;less pressure to rush&lt;/strong&gt; on the buy side. And this is where the decision-making starts to shift. We’ve moved out of a seller-controlled environment, especially in the attached market. Months of supply for apartment condos is now &lt;strong&gt;just over 4.5 months&lt;/strong&gt;, which quietly pushes that segment &lt;strong&gt;over the line into balanced-to-buyer conditions&lt;/strong&gt;.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;What that really means is this:&lt;br&gt;Downsizers can &lt;strong&gt;plan better&lt;/strong&gt;.&lt;br&gt;They can &lt;strong&gt;sell smarter&lt;/strong&gt;.&lt;br&gt;And they can &lt;strong&gt;buy without panic&lt;/strong&gt;.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;That’s a big change from the last few years.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;Most people won’t be ready for this shift. But the ones who are will have the &lt;strong&gt;biggest advantage&lt;/strong&gt;.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;Here’s the other piece many homeowners aren’t factoring in yet.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;&lt;strong&gt;Larger detached homes are taking longer to sell&lt;/strong&gt;, even in neighbourhoods where homes used to move very quickly. The data shows that &lt;strong&gt;inventory is rising faster in the detached market&lt;/strong&gt;, particularly &lt;strong&gt;outside the inner city and core communities&lt;/strong&gt;. Buyers now have more choice, and that puts pressure back on sellers to be prepared.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;Best foot forward matters again.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;Pricing strategy matters again.&lt;br&gt;Presentation matters again.&lt;br&gt;And timing matters again.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;For Downsizers who understand how these two segments are moving differently, 2026 isn’t something to fear — it’s something to &lt;strong&gt;use strategically&lt;/strong&gt;.&lt;/p&gt;</description>

      <title>Merge, blend, and upsize. Some things to think about when buying a new home together.</title>

      <description>&lt;p&gt;It is not easy to merge two families with kids. Separate households, different ways of doing things, different clutter levels, and expectations. However, you have met each other and have decided it&amp;rsquo;s time to move forward with your relationship and you are ready to buy a home to share.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;A few things to think about. &lt;br /&gt;1. If you are legally married you will be protected by the Dower Act, &amp;ldquo;Under the Dower Act, neither spouse may sell or mortgage the homestead without the other&amp;rsquo;s written consent.&amp;rdquo;. (Edmonton Community Legal Centre, 2022).&lt;/p&gt;
&lt;p&gt;2. If you are moving in together and both are going to be on the land title, (the ownership document which registers and shows ownership of property in Alberta), there are different ways to structure. For instance, you could meet with a lawyer and at the same time complete your Wills and Personal Directives (more on these another time), to ensure you are understanding each other&amp;rsquo;s wishes with the estate if something should happen. You may want to each seek out independent legal advice before moving forward and have candid discussions on what each of you is understanding and wants before moving in together. Better to get on the same page prior.&lt;/p&gt;
&lt;p&gt;3. If you have children there are added things to think about, take some time and review the commitments needed, for instance, sports, hobbies, schooling needs, along with the logistics of getting ready in the morning, and how many bathrooms would be ideal?&lt;/p&gt;
&lt;p&gt;What kind of kitchen would work best? In my little kitchen, it gets a little busy if we are all in there at 530 am and trying to pack our favourite lunch, make tea, coffee, well you get it.&lt;/p&gt;
&lt;p&gt;4. How many bedrooms will you need, are the children staying part-time with you or full-time? How will this be managed? &lt;br /&gt;Open, honest discussions are the best way to ensure that your expectations of what you believe your life will look like will help with the transition.&lt;/p&gt;
&lt;p&gt;5. Do you have existing properties to sell? How much are they worth in the current market? Is it better to rent one of them out? You may be able to claim part of the rent to assist with qualifying for a new loan. &lt;br /&gt;6. Will you both qualify for a mortgage? Have you checked your credit reports lately, and have you been open and honest with each other about your financial stability? It would be awful to find out that your partner has 17 credit cards maxed out when you find your dream home. I am exaggerating but I think you understand what I mean.
